
Residential land prices in the Colombo District increased by 12.4 per cent in the second half of 2025 compared to the same period in 2024, while commercial land prices rose by 11.3 per cent, according to the Central Bank of Sri Lanka (CBSL).
The Central Bank stated that its Land Valuation Indicator (LVI) for the Colombo District recorded an overall annual increase of 10.6 per cent during the second half of 2025, continuing the upward trend observed in the property market.
The rise was evident across all sub-indicators of the LVI. Residential land values grew by 12.4 per cent, commercial land values by 11.3 per cent, and industrial land values by 8.0 per cent on a year-on-year basis.
On a semi-annual basis, both the overall LVI and its sub-indicators posted moderate increases in the second half of 2025 compared to the first half of the year. The CBSL further noted that the Commercial and Residential LVIs recorded stronger gains during this period compared to the previous six months.
